The Inspection

Because your home is made up of so many different components, it's important your inspector is qualified in all aspects of building construction. He must not only know the proper techniques for building a home but must know how each of the mechanical systems functions to determine if the components are functioning properly. Additionally he must have the right tools to do the job well.

Our inspectors use state of the art instruments to test each of the components. We use Delmhorst moisture detection meters to measure saturation in woods and concrete walls. We test gas appliances with a Kane May carbon monoxide detector. We use infrared technology for testing electrical panels. We have velocity meters for testing airflow. We carry an Inficon gas detector for pin-pointing gas leaks. Hand held GFCI testers can find improperly wired receptacles and test if the safety device inside a ground fault circuit interrupter works properly. Exposed conductors can be found using a voltage detector. Our trucks are fitted with a 6' step ladder, a 24' extension ladder and a 32' extension ladder.


HVAC - It requires extensive knowledge and the proper testing equipment to properly check heating and air conditioning equipment. We perform carbon monoxide tests during every inspection to verify safe and proper operation. Steve managed a mechanical contractor for many years before opening his inspection business. He continues to provide training to other ASHI inspectors.

FOUNDATIONS - We check every foundation for saturation levels. Steve uses a Delmhorst moisture meter to help determine if seepage is likely in this home. We also measure the walls for buckling. A buckling wall can be a significant concern.

ROOFS - All our trucks are fitted with extension ladders to fully examine the roof shingles, terminations, gutters, chimneys and sky-lights. A roof replacement is one of the most expensive repairs in any home. It's important to examine it closely for problems. By going to the roof level, we are capable of determine how many layers there are and if the shingles were installed over a suitable roofing felt.

ELECTRICAL - Our electrical examinations are performed using state of the art infra-red thermometers to determine if circuits are overheating. It's important to know that insurance carriers are routinely denying coverage to homes with 60 amp fuse panels. They are requiring a service upgrade including breaker panels and 100 amp service.

CHIMNEYS – Whether it's the fireplace or the furnace chimney, there are many conditions that might describe a significant chimney failure. Poor flashings can result in leaks. Improper footings can result in movement and complete replacement is sometimes required. Liner damage can be dangerous. Deterioration in the mortar can be serious. A thorough examination should be a part of every inspection.

SIDING – Improperly applied sidings and trim can result in structural failure. Whether the home is brick, vinyl, aluminum or wood, proper sealing at the terminations is very important.

GRADING – The lay of the land around your home is very important. Improper grading is credited as the most common result of basement seepage. Keeping water away from the foundation can sometimes correct elevated moisture and saturation in the foundation walls.

WINDOWS and DOORS – It should come as no surprise, the greatest source of heat loss is through drafty windows and doors. Quality windows and doors will not only make a home more fuel efficient, but will also make your home more comfortable.

ATTICS – Proper insulation and ventilation is critical to any home. Poor ventilation and insulation can result in ice damming, and potential mold growth. Few older homes are properly ventilated or insulated.

FRAMING – Though home inspections are not in depth structural evaluations, a good inspector will often sight framing failures when damage or movement has resulted. A sagging or bouncy floor or movement in the center supports can be very expensive to repair. Modifications to the framing as a result of an ill-informed homeowner can sometimes result in serious failure.
